It spreads through wood along the grain and can even travel across masonry to reach new timber. Dry rot creates a distinctive cubical cracking pattern and leaves the wood dry and crumbly to the touch. It often advances undetected because the surface paint film may look sound even as decay spreads beneath it. Cincinnati's humid summers and the moisture that collects at sills, under fascia, and where trim meets masonry create ideal conditions for dry rot to take hold.
Wet rot requires a persistent direct water source, like a roof leak, a failed gutter, or standing water against a foundation. It stays localized to wherever water is actively entering the wood. Wet rot makes wood appear darkened and spongy, and it feels soft or compressible when probed. Like dry rot, wet rot can hide under a sound paint film. The key difference is that wet rot will not spread to distant parts of the house the way dry rot can. Both types of decay progress slowly enough that early recognition and action prevent large repairs, but both are also invisible until someone looks carefully at the wood itself.
Termite and Beetle Damage, and How It Differs from Rot
Termites and wood-boring beetles damage wood in ways that differ from fungal rot, though the two often occur together. Termites hollow out the interior of a wood member along the grain, frequently leaving a thin shell of sound wood on the surface. They build mud tubes on masonry to travel between soil and wood, and these tubes are often the first visible sign of termite activity. Wood-boring beetles, by contrast, leave small round or oval exit holes and deposit fine sawdust-like frass around the holes. The surface of beetle-damaged wood may look relatively intact even though the interior is compromised. Both insects are attracted to the same moist conditions that encourage fungal decay, so it is common to find rot and insect damage in the same piece of wood.
Identifying which insects are present and whether an infestation is active requires expertise in pest biology and is the work of a licensed or registered pest control operator. A carpenter's role is to remove and rebuild the damaged wood, working from the pest inspection report that has already identified the problem. The pest operator treats the insects; the carpenter repairs the structure. These are separate trades with separate expertise, and the division of labour protects you: the pest operator knows how to eliminate the insects, and the carpenter knows how to rebuild the wood correctly so it will not fail again.
Reading the Signs Before You Open Anything Up
Before you call a carpenter, you can observe several signs that suggest wood decay or insect damage. Look for paint that blisters, peels, or feels soft and spongy at window sills, door thresholds, and the base of exterior trim. Press your thumb firmly against fascia, soffit, and trim boards; if your thumb sinks in or the wood gives under pressure, decay has likely begun. Check that doors and windows still close smoothly and that their frames sit square; a frame that has shifted or warped may indicate decay in the surrounding structure. Walk across your floors and listen for soft spots or springy sections that feel different from the rest. On decks, flex a board with your foot; a board that moves more than it should may be weakened. In basements, crawl spaces, or enclosed areas, a musty smell often indicates moisture and the early stages of fungal growth.
These observations are useful, but they are not a full assessment. Surface appearance often understates the extent of decay because the worst damage is typically hidden inside the wood. A board that looks sound on the outside may be hollow within. Probing with a screwdriver or awl is how a carpenter actually determines how far decay has advanced and whether the wood can be repaired or must be replaced. The point of recognizing these signs is to call for an assessment promptly, not to panic. Most decay progresses slowly enough that a few weeks of attention makes a significant difference in your options and cost.
What Decay Does to a Floor, a Deck and a Wall
To understand what decay does to your house, it helps to know how loads move through wood framing. A floor carries weight through the subfloor down to floor joists, which rest on a sill plate or rim joist at the walls. Those members transfer the load to the walls and foundation below. A deck ledger is the connection where the deck frame bolts to the rim joist of the house, and it is the most critical connection on a deck because it is where the deck's load transfers back into the house. A wall carries its own weight and any roof load above it through studs and headers to the structure below. When decay removes section from any of these members, the load path is compromised.
The first effect of section loss is loss of stiffness, which is what you feel as bounce or flex in a floor or deck before anything else. A floor joist that has lost 20 percent of its section will feel noticeably softer underfoot long before it is in danger of breaking. As decay advances, the member becomes less able to carry its load, and the stiffness loss becomes more pronounced. At a bearing point, where a joist meets a sill plate, decay is more serious because the connection itself is weakened. Decay at mid-span, away from the bearings, is often more repairable. A deck ledger that has rotted is a safety concern because the entire deck load relies on that connection, and a failed ledger is the reason many deck failures occur. Understanding where the decay is located and how much sound section remains is how a carpenter decides whether repair is possible or replacement is necessary.
Repair or Replace: The Actual Criteria
The decision between repair and replacement depends on four practical factors: how much sound wood remains in the member, where the decay is located relative to the bearing points, whether the water source that caused the decay can actually be closed, and how the cost of repair compares to replacement once access is included. If a joist has lost decay over 40 to 50 percent of its depth but still has solid wood at top and bottom and at the bearing points, sistering a new joist alongside it is often the right answer. Sistering means bolting a new joist to the old one so they act together; it is a real structural repair that restores the load-carrying capacity without removing the old member. If decay is concentrated at a bearing point where the joist meets the sill, or if the member is so far gone that less than half its section is sound, replacement is the honest answer.
The water source matters because a repair that does not stop water from re-entering is a repair that will fail again. If the decay was caused by a roof leak, a gutter that does not drain, or water pooling against a wall, those conditions must be addressed or the new wood will decay just as the old wood did. Epoxy consolidants and fillers have a narrow and legitimate use on non-structural trim, such as decorative fascia or profiled trim that is worth saving for its appearance, but they are not a structural repair and should never be used to patch rot in a floor joist, rim joist, or any member that carries load. A good contractor will quote both repair and replacement where both are genuinely possible, explain the pros and cons of each, and help you understand what closing the water source will cost. That transparency is how you make an informed decision.

A licensed pest control operator identifies whether insects are present, what species they are, and how active the infestation is. They apply the appropriate treatment to eliminate the insects. A carpenter removes the damaged wood and rebuilds it with new framing, joists, sills, or trim, depending on what has failed. The carpenter also closes the water path that allowed the decay to happen, whether that means redirecting water away from a sill, replacing a failed gutter connection, or caulking gaps in trim. Where a structural member like a beam or load-bearing wall is compromised, a licensed structural engineer sizes the replacement member, specifies the repair, and provides the drawings that the building department requires for a permit.
